Access Statement for King Gaddle Cottage, Laugharne

 

Introduction

 

King Gaddle Cottage is a stone built cottage offering self-catering holiday accommodation for two people.  We have tried to provide as much information in this statement as we can but if you have any questions at all then please don’t hesitate to contact us with any queries you may have.

 

Pre-Arrival

 

  • We have an informative website at www.kinggaddle.co.uk
  • Bookings and enquiries can be made directly from the website via email, or via telephone or by letter.  We welcome any enquiries and are willing to answer any questions and discuss the suitability of the cottage prior to making a booking.  
  • All guests are provided with written directions to the cottage (available in large print if required).  
  • The nearest bus stop is 200m.  This is a steep uphill walk from the cottage.  Buses run every two hours to Carmarthen and Pendine.
  • Carmarthen railway station is 14.5 miles away.
  • The nearest town/village is Laugharne which is 1.3 miles to the centre. 
  • Taxis are available from outside the station in Carmarthen but are very limited locally.
  • We can take delivery of Tesco shopping on the day of arrival.
  • This access statement is available on our website and by request via email or post.  It can be produced in large size print if required.  

 

Arrival & Car Parking Facilities

 

  • Ample off-road parking is available directly in front of the cottage on the private drive. 
  • The surface of the drive is tarmac.
  • It is approximately 8m from the car parking space to the cottage entrance door.  The walk is on a very slight downward slope and the surface is tarmac changing to paving nearer the cottage.
  • There is plenty of room to access all sides and the rear of the car.
  • If required the owners would be most willing to help unload the car.

 

Main Entrance

 

  • The entrance is to the rear of the cottage overlooking the garden.  Entrance is via the tarmac drive and then a paved pathway which is 90cm wide through a gateway which is 90cm wide.  The gateway can be opened wider if required.
  • The key for the cottage is issued to our guests on arrival by collection from the main house next door.
  • The door is 73cm wide with the hinge on the right and opens inwards into a footwell. The keyhole is 1m high. 
  • The step from the patio is 18cm high.  There is then a white Upvc doorframe 5cm high into a footwell 80cm wide x 80cm deep.  The footwell is laid with dark grey slate with a non-slip doormat of the same colour.
  • There is a second step up from the footwell to the floor which is 17cm high.
  • The front door opens into the dining area. There is a light switch which is 110cm high on the right hand side of the door for all the lights.
  • On the dining table there is a 'Welcome Folder' which contains information about the cottage and the local area.  

 

Dining Room & Lounge

 

  • The downstairs of the cottage is open plan. 
  • The flooring is wooden floorboards with a 100% wool rug in the lounge area. 
  • The wood floor is a good contrast against the cream painted walls.
  • The power sockets are 45cm high.
  • In the lounge area there is a 3 seater sofa and an armchair both upholstered, all non-feather and with arms.  There is also a footstool.  The space around the end of the sofa at the widest point is 1m and around the back of the sofa at the narrowest point is 110cm.  The chair and sofa are both movable. 
  • There is a TV with Skyfreesat and a DVD player, both with remote control and CD player and radio also with remote control.
  • Lighting in the lounge area is by way of two wall lights mounted on the fireplace and a standard lamp.  The standard lamp can be moved. 
  • The round dining table measures 1m in diameter.  The underspace of the table is 73cm.  There are 2 wooden dining chairs with seat pads attached with ties and no arms. One further dining chair is available in the bedroom.  The table and chairs are all movable.
  • There is also a pine dresser, the lower cupboard of which is where some of the crockery is stored.
  • Lighting in the dining area is by way of an overhead pendant light.
  • There are two main areas of free floor space in the lounge and dining areas.  Lounge 180cm x 180cm and dining area 170cm x 160cm.
  • The staircase leads from the lounge. The space underneath is boarded up and used to house the boiler, the recycling storage boxes, ironing board and vacuum cleaner.
  • The staircase is 58cm wide and has one flight of 12 steps.  There is one handrail on the right as you ascend at 90cm above the treads.  Each step is 20cm high and 23cm deep. 
  • The landing area measures 147cm x 87cm.  From the landing there is a galleried gangway leading to the galleried bedroom.  The gangway is 68cm wide and has a rail each side.  This rail is 90cm high. 
  • The lowest head clearance on the stairs is 197cm.

 

Self-Catering Kitchen

 

  • The entrance gap into the kitchen is 116cm.
  • The kitchen is U-shaped.  The work surface is 92cm high and 60cm deep
  • Power sockets are just above the work surface.
  • The sink is set into the work surface and has a mixer tap for hot and cold water.
  • The fridge is under the work surface and has a small 2* ice box.
  • The washing machine is under the work surface and is automatic and front loading. 
  • The single oven electric stove is 92cm high and has four electric plates.  The oven door opens downwards.  The grill shelf is 60cm high. 
  • A microwave, toaster and cordless kettle are also available.
  • Cookware and crockery is stored in the cupboards beneath the work surfaces and also in the base cupboard of the dresser in the dining area.  There is a wall mounted shelf above the sink and some of the crockery is stored here.
  • The kitchen is lit by a set of 3 spotlights.
  • The flooring is wooden floorboards and the cupboards are also wood so there is no contrast between the two.
  • Free floor space is 120cm x 240cm.

 

Laundry

 

  • The washing machine is situated in the kitchen below the work surface and is automatic and front loading.
  • There is a folding clothes airer/drying rack.  A rotary clothes dryer is also available for outdoor drying.  

 

Upstairs Bedroom

 

  • The bedroom is upstairs and is approached from the landing area which measures 147cm x 87cm.  From the landing there is a gangway leading to the galleried bedroom.  The gangway is 68cm wide and has a rail each side.  This rail is 90cm high.  One rail turns a 90 degree corner and continues along one side of the bedroom and carries on to the bathroom, forming the gallery. 
  • The flooring is wooden floor boards with one 100% wool main rug and a bedside rug on each side of the bed.
  • The floor is a good contrast against the cream painted walls.
  • There is a metal framed 5ft king size double bed.  Height from floor to the top of the mattress it is 68cm.  The bed is movable if more space is required on either side.
  • All bedding is cotton with non feather pillows and duvet. 
  • The space to the left of the bed is 66cm wide. 
  • The space to the right of the bed is 106cm at the narrowest point.
  • There is one wooden chair with seat pad attached with ties and no arms.
  • There is a double wardrobe.  The clothes rail within the wardrobe is 170cm high.
  • There are two bedside cabinets which have three drawers each.
  • There is a chest of drawers with 2 large and 2 smaller drawers the height of which is 78cm.  There is a tilting mirror on this chest. 
  • The main room light has a switch at the end of the gangway.  The switch is 123cm high. The lighting consists of a five arm pendant light with dimmer control, one lamp on the dressing table/chest of drawers and two separate lamps, one each side of the bed.
  • Free floor space is 280cm x 220cm. 

 

Bathroom & Shower-room

 

  • The bathroom is ensuite and accessed from the bedroom.
  • The door is 74cm wide.  The architrave is stained wood and is a good contrast to the cream painted walls of the bedroom and the green painted walls of the bathroom.
  • The bathroom suite is white and a good contrast against the green walls and wood floor.
  • The toilet seat is 44cm high - the floor space to the right is 40cm and to the left is 104cm.
  • The sink height is79cm and it has two separate taps, one for hot and one for cold water.  The sink basin stands on a pedestal. 
  • The bath height is 59cm, length 162cm and width 69cm.  The bath has two small integral hand rails situated on the top lip of the bath, one each side.  The taps are separate taps, one for hot and one for cold water. 
  • The electric shower is over the bath and the height of the shower unit controls is 140cm.  The shower head is adjustable from 135cm to 186cm high.
  • The floor surface is varnished wooden floor boards with one small white cotton tumble twist floor mat in front of the sink.
  • Free floor space 160cm x 100cm.
  • Lighting in the bathroom is by way of one wall light.  There is also a shaver socket and light above the sink.  The shaver socket is 2m high.

 

Outdoor Facilities

 

  • There is a patio and large garden area.  
  • The patio measures 315cm x 315cm, is built of paving slabs and is an even level surface.  The step down from the patio to the lawn is 10cm.
  • There is a metal patio table and 2 metal chairs.  Two small fold out chairs are also available.
  • A small BBQ is available for guests to use.
  • The large garden is mainly laid to lawn.  The lawn is level but not an even surface.
  • There is outside lighting by way of a light at the rear above the entrance door to light the patio and one on the front of the cottage to light the drive.

 

Additional Information

 

  • The cottage is heated with oil fired central heating throughout which is set on a timer to suit the season.  Each radiator has a radiator valve fitted to independently control the temperature.  The valves are 35cm high.  Additional heating is provided by a wood burning stove.
  • Smoke alarms are fitted in the cottage.  One on the ceiling in the open plan area downstairs and one on the ceiling in the bedroom.  They have high pitched audible alarms.
  • There is no mobile phone reception within the cottage but most networks can receive a signal within a short walking distance.  If you need to give a contact telephone number to someone in case of emergency the owner is willing to take any messages on your behalf and pass them on to you.
  • A detailed Welcome Folder is produced which includes contact numbers for the local doctor, pharmacy and hospital, plus separate folders for all manufacturers’ instruction leaflets and places of interest leaflets. 
  • The premises are Non Smoking.  We do not accept pets but would consider service dogs; however, this must be discussed prior to booking.
